House Leveling

House leveling restores a settled or sloping house back toward its original elevation. The method depends on the foundation type: for slabs, the lift happens during pier installation; for pier-and-beam homes, the lift comes from replacing and shimming piers. A proper level is verified with a digital elevation survey before and after the work. Many homes end up within an inch of original elevation after leveling — exact level is rarely achievable, and most contractors aim for "as close to level as practical without overstressing the structure." The lift itself is the most dramatic moment of any foundation repair job: a series of hydraulic jacks, each at a pier location, push up in coordinated small increments. A typical lift takes several hours, with the contractor calling out elevation readings at each pier as the structure rises. The crew watches for signs of overstress — fresh drywall cracking, window glass breaking, doors jamming the wrong way — and backs off if they see any. After the lift, the piers are locked off at their final elevation and the jacks are removed. The structure will continue to settle microscopically over the following weeks as the soil adjusts and the load distributes through the piers. Most reputable contractors will return for a follow-up elevation survey 30–60 days after the work to confirm the home has held level.
