How Houston weather affects your foundation

The same slab is being pushed up in spring and dropped in summer, year after year. Here is how the Houston weather cycle drives foundation movement in Pasadena homes and what to do in each season.

The annual cycle

Houston black clay swells when wet and shrinks when dry. That is one sentence, but it is the entire mechanical reason foundation movement happens here. The four seasons produce four distinct moisture states, and the slab moves with each one. Understanding the cycle tells you when to watch, when to act, and when to call.

Medium activity Mar–May

Spring (March – May)

Climate pattern

Heavy spring rain (March-May is the wettest stretch in Houston, averaging 4-5 inches per month), warming soil temperatures, the start of the active growing season for tree roots.

Foundation effect

Houston black clay absorbs the spring rain and swells. Slab edges that have settled lower than the rest of the home get pushed back UP as the clay underneath swells. Doors that stuck all winter may start closing normally. The cracks you saw in winter may close up or reverse direction. The cycle of swelling-then-shrinking is the mechanical driver of foundation movement.

What to watch for

New cracks appearing in fresh places (vs the cracks from winter just reopening). Doors that were fine in winter now sticking (sign the slab is moving in a new direction). Gutters overflowing because the spring rain outpaces the drainage.

What to do

Walk the property during or just after a heavy rain. Note where water stands and where it flows. Address any new drainage issues now, before summer. If you see new cracks, photograph them and measure — same as any other time of year.

High activity Jun–Aug

Summer (June – August)

Climate pattern

Houston summer is hot (highs 90-100°F) and often dry between storms. Tree roots are active and competing for the limited soil moisture. Air conditioning runs constantly, which lowers indoor humidity significantly.

Foundation effect

The clay that swelled in spring now starts drying out and shrinking. The slab edge that was pushed up in spring starts dropping again as the clay underneath shrinks. This is the most damaging part of the annual cycle: the same section of slab is being pushed up in spring and dropped in summer, year after year. Doors that closed in spring start sticking again. New cracks appear. This is when foundation symptoms visibly worsen year over year.

What to watch for

New cracks appearing in fresh places (the same corner of the house settling again). Doors that re-stick every summer and improve in winter. Soaker hoses if you have them — running them during dry stretches helps moderate the soil moisture change.

What to do

Maintain consistent soil moisture around the foundation during dry spells — soaker hoses 6-12 inches from the slab, run for 30-60 minutes 2-3 times per week. This moderates the shrink-swell cycle. Document any new cracks. Plan foundation work for late fall or winter if cracks are active.

High activity Sep–Nov

Fall (September – November)

Climate pattern

Hurricane season peaks in September, with the highest chance of extreme rainfall events. Hurricane-driven rain can drop 10-15 inches in a single event. October-November typically cool down and dry out, with the first cool fronts bringing lower humidity.

Foundation effect

A single extreme rainfall event can saturate the clay around a foundation in ways a normal rain cannot. Saturation can cause abrupt settlement if water washes soil out from under the slab edge, or cause abrupt swelling if the clay absorbs water faster than it can drain. Both can show up as new cracks appearing within days of the storm. After the storm, fall drying returns and the shrink-swell cycle continues.

What to watch for

New cracks appearing immediately after a major storm. Gutters that overflowed and may have shifted. Downspout extensions that may have been displaced. Standing water in the yard that does not drain within 24 hours.

What to do

After a major storm, walk the property and check for new cracks, displaced downspouts, standing water. Document any new cracks with date + measurement. If you see new foundation symptoms, schedule an inspection.

Low activity Dec–Feb

Winter (December – February)

Climate pattern

Houston winter is mild (lows 40-50°F, occasional freezes in January). Rainfall drops to the lowest of the year (3 inches per month average). Soil moisture stabilizes and the clay stops actively moving.

Foundation effect

The shrink-swell cycle pauses. The slab typically holds whatever elevation it had at the end of fall. Doors either stick or don't depending on the position the slab is in at this point. Winter is also when foundation repair contractors are least busy — if you need work done, this is the cheapest time to schedule it.

What to watch for

Sustained cracks that have not changed in 60 days (active movement has paused, this is the baseline). Gaps that opened in fall and stayed open through winter.

What to do

If you have been documenting cracks since summer or fall, winter is when you compare the measurements. If the cracks have stabilized, the movement may have paused — but it will resume in spring. If you are planning foundation work, winter scheduling is the most flexible. Most contractors offer off-season discounts in December-February.

Year-round

Six actions that moderate the cycle

None of these will reverse existing damage, but each one reduces the amplitude of the shrink-swell cycle that drives new damage. Together, they are the difference between a slab that moves a quarter-inch per year and one that moves an inch or more.

Maintain consistent soil moisture

Run soaker hoses 6-12 inches from the foundation during dry stretches (typically June-September). 30-60 minutes, 2-3 times per week. The goal is not to water the foundation — it is to keep the soil moisture from swinging wildly between wet and dry.

Impact: Reduces shrink-swell amplitude by 30-50%. The most cost-effective foundation protection.

Direct all runoff away from the foundation

Extend downspouts at least 6-10 feet from the slab. Re-grade any soil that slopes back toward the house. Make sure irrigation system spray heads are not hitting the foundation directly.

Impact: Prevents the most common cause of foundation movement in Houston.

Plant new trees at least 20 feet from the foundation

Mature trees within 20 feet of the foundation draw moisture unevenly — one side of the house swells while the other shrinks. New plantings should go further out. Existing trees can have root barriers installed to limit their moisture draw.

Impact: Prevents differential drying that causes localized settlement.

Inspect gutters and drainage twice per year

Spring (after winter leaves) and fall (after summer storms). Clean gutters, repair any loose sections, ensure downspouts are intact and extended properly.

Impact: Prevents water from pooling against the foundation.

Document any new cracks immediately

Mark the ends of any crack with a pencil and write the date. Take a photo. Measure the width with a ruler. Compare measurements in 30, 60, and 90 days. Bring the documentation to any inspection.

Impact: Lets you distinguish between active movement (warranty coverage matters) and historical movement (cosmetic only).

Schedule foundation work in winter if possible

Contractor schedules are lightest December-February. Pricing is more flexible, crew availability is better, and the work happens when soil is stable.

Impact: Same scope of work, often 5-10% cheaper than peak spring/summer pricing.
